As a prospective tenant, you can expect a friendly welcome from all at Nicholas Gething & Company together with a good choice of available properties.
Every viewing is accompanied by a member of staff, who is familiar with the accommodation.
When you are happy with a particular property, our vetting and moving in process is simple, quick and hassle free.
Once you have found a property you will be asked to complete an application form, which will then be processed, you can expect a decision to be made within 5 working days, subject to fully completed application form and all references being received. You will be asked to produce photo ID.
Once all the relevant references have been received and the Landlord has accepted your application, we will in writing confirm all tenancy details. You will be required to come into the office on your intended move in date to sign the tenancy agreement and pay the deposit and rent. A break down of what you will be expected to pay is below:
- One Months Rent in advance
- Security Deposit
The above must be paid in full prior to, or on the day of your move in. It can be paid by bankers draft, building society cheque (allow 10 working days for this to clear) bank transfer, please check with your bank to ensure we will receive the funds by your move in date)
It is your responsibility to ensure that your possessions are adequately insured against loss or damage. We can assist you in arranging contents insurance.
If you become a tenant of one of our properties your security deposit will be protected by The Tenancy Deposit Scheme. You will receive details of this when you sign your tenancy agreement.
Our Tenancy Agreements are usually for six months unless it has been negotiated otherwise.
All rents must be paid by Bank Standing Order.
